Congratulations on your new home in Georgia! Now that you’ve closed and the keys are in your hand, it’s time to make sure everything is safe, efficient, and fully functional. The first 30 days are critical. Use this checklist to ensure peace of mind—and possibly save money and stress down the road.

1. HVAC System & Air Filters

Georgia summers are hot and humid, so your HVAC system will work hard. Check the air filters and replace them if necessary. If the system hasn’t been serviced recently, schedule a tune-up to ensure efficiency and longevity.

2. Plumbing Leaks & Water Pressure

Walk through every bathroom and kitchen. Check under sinks and around toilets for signs of leaks or water damage. Test water pressure at each faucet. Low pressure could indicate a clog or valve issue.

3. Electrical Panel & GFCIs

Open the electrical panel and ensure each breaker is labeled properly. Test your Ground Fault Circuit Interrupters (GFCIs) in bathrooms, kitchens, and garages—they should reset when tested. Faulty GFCIs can be a fire hazard.

4. Attic, Roof, and Gutters

Even if your home passed inspection, it’s a good idea to peek into the attic and check for any signs of leaks or poor ventilation. Make sure gutters are clear and properly draining away from the foundation.

5. Appliances & Safety Equipment

Test all major appliances, including your stove, dishwasher, and washer/dryer. Also, check smoke detectors and carbon monoxide detectors to ensure they’re functioning. Replace batteries if needed.

These quick checks can prevent small problems from turning into costly repairs. If anything seems off or you want a second opinion, AmeriCert Inspections is here to help—specializing in thermal imaging and new construction expertise throughout Georgia.
