The average home inspection takes between 2-4 hours, depending on the size, age, and condition of the property. Larger or older homes may take longer to thoroughly inspect.
A home inspection helps you uncover potential issues in the property before closing. Whether you're buying or selling, an inspection can reveal hidden problems, provide leverage in negotiations, and prevent costly repairs down the road.
Our typical fee for an inspection starts at $475 (depending on square footage). However, some factors will affect the fee. If you are comparing home inspection firms, the fee charged should not be the deciding factor unless the level of service offered is identical. We inspect your new build to state standards including cosmetic issues.
Remember, you are considering a major purchase and your choice of home inspector should be based on getting the best value, not just the best price. When you choose us we go above and beyond to ensure your needs are meet. Georgia is not a regulated state...meaning, inspectors are not required to be certified. Ensure you have a certified inspector that can prove they are to protect you. There is no such thing as a certified inspection company, the certification follows each person.

Yes! We encourage you to attend the inspection. It’s a great opportunity to ask questions, see any issues firsthand, and better understand the condition of the home.
If the inspection reveals issues, it doesn’t necessarily mean you shouldn’t buy the home. You can use the report to negotiate repairs with the seller or ask for a price reduction. In some cases, the findings might help you decide to walk away from the deal if the problems are too significant.
Home inspection costs vary based on the size and age of the home, as well as location. Specialized inspections (e.g., mold, radon, or termite inspections) may have additional fees.
We charge:
$475 up to 2400 sq.ft.
$515 from 2401 sq. ft - 3000 sq ft.
Above 3000 sq. ft $550+
A pre-listing inspection is done before listing your home for sale. It helps identify potential issues that may come up during the buyer's inspection, giving you the opportunity to make repairs or address concerns ahead of time. Yes! This is our specialty, we inspect new construction homes to ensure everything is built according to code and manufacturer specifications. We encourage you to have phase inspections during the build process. Even new homes can have issues, so it’s important to verify that all systems and components are properly installed and functioning before moving in.
You do receive a written report. You will typically receive your inspection report within 24-48 hours after the inspection. The report will include detailed findings, photos, and recommendations for any repairs or maintenance needed. In most cases within 24 hours if not many findings.
No, the home inspection is not a pass/fail assessment. It’s an objective evaluation of the home’s condition. The goal is to provide you with the information you need to make an informed decision, not to determine whether the home "passes" or "fails."
A home inspection is a professional opinion based on less-than-complete information. It's a little like getting a check-up from your doctor. It improves your odds of good health but there is no guarantee or warranty. Some problems can only be discovered by living in a house; they cannot be discovered during a home inspection. For example, some shower stalls leak when people use the shower but don't leak when you simply turn on the shower. Some roofs and basements only leak when specific weather conditions exist. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed. As such, we cannot and do not offer a warranty on the house. Home warranty programs are available from others. We would be happy to help you contact a warranty company.
Our inspectors are graduates of the International Association of Certified Home Inspectors. All are hired for their excellent communication skills and their hands-on experience. Our inspectors also keep their skills current with continuing education programs both through the company and on their own.
Our inspectors are state licensed and members of a professional organization.
Our team of inspectors is ready to serve you quickly. However, when the sale of a home is conditional on the results of a home inspection, we recommend that you allow at least three days minimum to arrange for a home inspection. Always give yourself the most time to be able to talk about issue before the end of your due diligence period, if one is set.
